Foggy Glass Replacement in DFW Condos and Townhomes: What You Need to Know

Foggy windows in a single-family home are straightforward: you call a window company, they fix it, done. In a condo or townhome, the question of who is responsible — and who pays — is often more complicated.

Who Owns the Windows

in a Condo? This depends entirely on your HOA's governing documents (CC&Rs). In most DFW condo associations, windows fall into one of three categories: owner responsibility for the glass unit and interior frame; HOA responsibility for all windows as common elements; or shared responsibility where the glass unit is the owner's responsibility and structural components are the HOA's. Before scheduling any window repair, pull out your CC&Rs or call your HOA management company and ask specifically about window glass replacement responsibility.

Getting HOA Approval Even

if the windows are your responsibility, many HOAs require approval before exterior modifications. In practice, most DFW HOAs have a streamlined approval process for like-for-like glass replacement. The key is to ask first.

Insurance Considerations Foggy windows from normal seal failure are generally not covered by either the HOA's master policy or your individual HO-6 policy — they're considered wear and tear. However, if the seal failure was caused by an insured event (hail, impact damage), your HO-6 policy may cover the repair. Apex Windows is experienced working with DFW condo associations and property management companies. We can provide the documentation your HOA needs and coordinate access with building management.
