Why New Construction Windows in DFW Fail Sooner Than You'd Expect

If you bought a new home in Frisco, McKinney, Prosper, or Celina in the last decade, you might be surprised to find foggy windows already appearing. Aren't new windows supposed to last 20 years? In theory, yes. In practice, DFW's climate is exceptionally hard on window seals — and some factors specific to new construction make early failures more likely.

Why New Construction Windows Fail Early Production

homebuilders work on tight margins. The windows installed in most new DFW subdivisions are builder-grade units — functional, code-compliant, but not built to the same standard as premium replacement windows. The seals and spacer bars used in budget IGUs are more susceptible to early failure. DFW experiences some of the most extreme temperature swings in the country. A January morning might start at 25°F and reach 65°F by afternoon. In July, glass surface temperatures can exceed 150°F on a south-facing wall. Every one of those cycles expands and contracts the glass, the frame, and the seal. New homes also settle during their first few years. This movement can stress window frames and accelerate seal failure, particularly in corners and along the bottom edge of the glass unit.

What to Watch For In

new construction, the first signs of seal failure are usually subtle: a slight haze on cool mornings that seems to clear up by midday. This is the early stage — moisture is just beginning to enter the IGU.

Your Warranty Options Most new home builders offer a 1-year workmanship warranty and a 10-year structural warranty. Window seal failure typically falls under the manufacturer's warranty — usually 10–20 years, but with conditions that vary by brand. Check your home's window documentation before calling us. If your warranty has expired, Apex Windows can replace the glass units at a fraction of the cost of full window replacement. Call (214) 263-3008 for a free assessment.
